This spacious (4,000 sq. ft.), 4- bedroom, 4.5 - bath retreat sleeps 10 with plenty of space for everyone and offers the perfect blend of relaxation and fun — ideal for families, small groups, or golf weekends. Spend your mornings sipping coffee under the oaks, then head to the beach (everything you need is ready — buggy, tent, cooler, and chairs). Afternoons are for friendly games of pool, reading by the upstairs chaise, or BBQs in the private backyard. Evenings? Firepit lit, cornhole out, laughter flowing. The home features two ensuite bedrooms, plush bedding, blackout window dressings, and thoughtful touches in every room — from irons and steamers to cozy blankets for porch nights. The British-themed bunk room is a guest favorite, while the primary suite’s spa bath offers pure serenity after a sun-soaked day. You’ll find a fully stocked kitchen with small appliances, bakeware, and serving pieces (even turkey pans for holiday stays). Dine at the elegant table for 8 or pull up a barstool for a casual breakfast before heading to the Sea Palms (3 minutes) or King and Prince (10 minutes) golf courses. This mid-island gem sits on a peaceful street within walking distance of Harrington Park and Bennie’s Red Barn (15 minute walk or 2 minute drive). Local favorites include La Plancha for incredible fish tacos (5 minute drive), Sal’s Pizza for authentic Italian (8 minute drive), and Village Creek Landing (3 minutes) where Southeast Adventure Outfitters offers guided kayaking, boating, fishing, and birding tours — or bring your own kayak and launch right there. Carol’s Cottage SSI | Hosted by Golden Isles Getaways TERMS & HOUSE RULES We want every stay at Carol’s Cottage SSI to be enjoyable, safe, and stress-free. To keep things running smoothly, please review and agree to the following terms before booking: 1. Parties / Confirmation / ID Verification / Same-Day Check-In / Minimum Age / Residential Use No Parties or Events Golden Isles Getaways follows St. Simons Island regulations and maintains a strict no-party, no-event policy. No unregistered gatherings or decorations attached to walls (tape, nails, or hooks) are allowed. Violations may result in immediate termination of your booking, eviction, forfeiture of deposits, and additional fines. Identity Verification All guests must complete secure identity verification via Truvi, a GDPR-compliant third-party system, within 48 hours of booking. Please check spam for your Truvi email. Failure to complete verification will result in cancellation. Same-Day Bookings For reservations made after 1 PM with same-day check-in, please note check-in may be delayed until 6 PM to allow for cleaning and restocking. Guests may drop off belongings at 4 PM if early entry is unavailable. Minimum Age Primary renter must be 30+. Exceptions may be considered with additional deposit and confirmed understanding of house rules. Booking guest must remain onsite throughout the stay. For every 4 guests under 21, one adult aged 30+ must be present. Residential Use Only Carol’s Cottage is for residential use only. Commercial photo/video shoots, parties, or events require prior written approval and a separate agreement. 2. Pets & Service Animals Pet Policy Due to severe allergies, no pets are permitted. Undisclosed animals will incur a $500 fee plus $25 per incident of waste left on property, and guests are liable for damages. Service Animals Licensed ADA service animals are welcome with prior notice and documentation. They must remain off furniture/counters unless medically necessary, may not be left unattended, and must be current on flea/tick/parasite prevention and vaccinations. Guests are responsible for any damage or additional cleaning. Misrepresentation of a pet as a service animal will result in eviction without refund. 3. Check-In / Check-Out / Termination Check-In / Check-Out Standard check-in: 4 PM Standard check-out: 10 AM Early Check-In Case-by-case approval if no same-day departure. $100/hr applies; expedited cleans may incur $150 additional fee. Late Check-Out Unapproved late check-outs incur $100/hr. Overstays that delay new arrivals may be billed one night’s rent plus $150 cleaner call-out and lost revenue. Non-Payment & Termination Failure to pay is a breach of agreement and may result in immediate eviction. Guest is responsible for all collection and legal fees. 4. Damages / Fees / Smoking Linens & Amenities Stained or damaged linens will be charged at replacement cost (washcloth $10, duvet $45). Missing spa amenity bottles: shampoo/conditioner/body wash/hand wash $25 each; lotion $30. Smoking Policy Smoking and vaping are strictly prohibited inside or outside the property. Violations result in a $1500 fine plus 5 days’ rent for remediation and any lost income from blocked dates. Excessive Cleaning & Furniture Reset Extra cleaning billed at $125/hr. Furniture reset $25 per piece or $100 per room. 5. Guests & Quiet Hours Registered Guests Only Only registered guests are permitted on the property. Additional overnight guests must be approved in advance. Unauthorized visitors may result in eviction. Quiet Hours Per SSI ordinance, quiet hours are 9 PM – 8 AM. Noise complaints or violations may result in fines up to one night’s rent and responsibility for any disruption to neighboring residents. 6. Maintenance / Access / Utilities Repairs & Maintenance Please report issues promptly. Guests are responsible for damages resulting from negligence. Management reserves the right to repair or replace appliances as needed. Access Golden Isles Getaways staff or approved vendors may enter the property for repairs, inspections, or emergencies. Submitting a maintenance request constitutes permission to enter. Utilities Normal usage is included. Excessive or wasteful use may result in additional charges. 7. Forgotten Items / Liability Mail & Left Items Golden Isles Getaways will hold forgotten items for one week. Shipping can be arranged at guest’s expense. Mail delivery is not guaranteed. Liability Guests are responsible for personal belongings. Golden Isles Getaways and property owners are not liable for theft, loss, or forgotten items. 8. Security Deposit / Damage Waiver Guests may choose between a refundable security deposit or a non-refundable damage waiver (recommended). The waiver covers accidental damage up to $500 if reported before checkout. Intentional damage, smoking, pets, or rule violations are not covered. 9. Agreement & Acceptance This document constitutes the full occupancy agreement. Golden Isles Getaways reserves the right to update terms at any time. Violations may result in cancellation or eviction without refund. By booking, you acknowledge you have read, understood, and agreed to these terms.
